The property sits on approximately 3.6 acres of land and has six single story buildings. There are 400 units composed of 122 climate control units (13,000 net rentable square feet) 241 non-climate units (31,475 net rentable square feet) and 37 outdoor parking spots.

The property has amenities including a gated entry with digital keypad, a manager’s office and residence, video surveillance, and asphalt driveways.

This investment offers an investor the opportunity to acquire an under managed self storage facility.  The facility is presently only 61 percent economically occupied. The current owners are a father and son who live in California and have owned the property since they developed it in 1999. The duo self manages the asset with an on-site couple, utilizes limited technology, and this is the only self storage facility that they own. The facility has a minimal web presence, and in several cases  effective rates at A & A Self Storage are less than sixty percent of what the nearby competitors are getting.  By achieving effective rents to around 75 percent of the facility’s closest competitors, an excellent Pro Forma CAP rate can be attained.

A & A Self Storage is nestled in the densely populated inner west side of San Antonio, where there are approximately 125,000 people living within a three-mile radius. The facility fronts on Ingram Road near a major intersection at Callaghan Road and is in close proximity to numerous national and local retailers.  Ingram Road is a busy street connecting residential areas on both sides of Loop 410 and has traffic counts of over 15,000 cars per day.  Additionally, A & A Self Storage is less than one mile to the east of Holmes High School, as well as the newly renovated Ingram Park Mall, and is nearly three miles to the west of St. Mary’s University, and the San Antonio Medical Center. The facility is also in close proximity to Downtown, Sea World, and Lackland Air Force Base. As of September 15th, 2018, A & A Self Storage is approximately 83 percent physically occupied.
