AAA Self Storage is a 65,950 net rentable square foot self-storage facility located in Bellville, Texas which is a bedroom community approximately 30 miles to the west of the western and northwestern suburbs of Houston. The property sits on 5.42 acres of land and has six single story buildings. There are 395 units composed of 219 climate control units (34,250 net rentable square feet) and 176 non-climate units (31,700 net rentable square feet).

The property has many amenities typically found in class A self storage facilities including, but not limited to, a gated entry with a digital keypad, full service on-site management office, video surveillance, a kiosk, digital keypads that secure access to the climate control buildings, and concrete driveways.

This investment offers an investor the opportunity to acquire a relatively newly built asset that is one of the best quality facilities between Houston and Austin. The property opened in 2005, however approximately 30 percent of the facility has been constructed since 2013 including the most recent phase in 2016. AAA Self Storage is owned and operated by a single facility owner who lives in Austin and visits the property approximately once per month. There is an onsite manager that works 3 days a week and customers can also utilize the kiosk at the property. Despite the minimal staffing and out of area management, the property has thrived repeatedly getting to over 90 percent occupancy before adding another phase. There are around 1.65 acres of expansion land included in the offering and with the current physical occupancy hovering around 91 percent including 11 unit sizes that are 91 percent or higher, it would seem the facility is ripe for another expansion.

Bellville is the county seat of Austin County and a portion of the workforce works in the local government. Sitting 15 minutes from both I-10 and US 290, Bellville offers residents small town charm, but also convenience to major economic centers. Many Bellville residents commute to Brenham or to work centers such as Houston’s Energy Corridor which is a fairly easy drive. Bellville is less than an hour from College Station and 2 hours from Austin as well. The facility fronts on State Highway 36 which is a primary thoroughfare connecting Central Texas and the Brazos Valley to the Gulf of Mexico. Approximately 7,000 vehicles pass by the facility on a daily basis.
